What to include in the first review
- Existing room size and fixture layout
- Shower, tub, vanity and storage priorities
- Waterproofing, plumbing and ventilation
- Lighting, outlets, heating and finish selections
- Condo rules or house access, timing and budget
Use the room dimensions honestly
Door swings, clearances, fixture sizes, shower or tub dimensions and storage needs should be tested against the real room. Compact bathrooms benefit from disciplined layout decisions rather than too many features.
Waterproofing and ventilation are part of the scope
Tile appearance does not show the work behind it. Substrate preparation, waterproofing method, drainage, ventilation and plumbing conditions should be identified in the proposal and reviewed during construction.
Condo and house projects need different coordination
Condominium rules, work hours, elevator bookings and shut-off procedures can affect schedule. Houses may introduce older plumbing, uneven framing or connected flooring and hallway repairs.
Bundle related rooms when it improves the project
A primary ensuite, family bathroom and connected flooring or lighting scope may be more practical to coordinate together. The PM can help determine whether one room or a broader renovation is the better fit.
